2015 Ford Mustang: The legend continues!!!

The 2015 Ford Mustang is soon to be released next year, and of course it is one of the most anticipated releases as of yet.  Knowing the Mustang community as I do, it will be a love/hate relationship.  Many will hate the new design and say why can’t Ford just stick with a good thing.  Many can’t wait for a new design.  The retro look definitely helped restore the good ol’ day of the Factory hot rod shoot out between the big 3.  But it is time to move on to newer and better things, and keep ahead of the competition. 2015 Ford Mustang front corner shot2015 Ford Mustang passenger side shot   The engines will be as follows.  The base 2015 Mustang is now confirmed as a 305-horsepower V6, as per usual. Just above that will be a 2.3-liter turbocharged EcoBoost four-cylinder making 310 hp. And at the top of the normal Mustang range is the 450+-hp 5.0 Coyote V8.  Ford has again worked their magic and given us an unbelievable engine.
There are rumors flying around from there, Ford is likely to unveil a GT350 powered by the new “Voodoo” V8, which will be twin-turbocharged and make somewhere between 500-600 hp. Hopefully the GT350 be followed by a new Mach 1, which could sit at the top of the range with 650+ ponies.  Is there a GT-500 in our future?? I hope so!!!
As for getting the power to the rear wheels, they, too, will remain the same for the time being. Six speed manuals and automatics are expected to be bolted to the range. Eventually, however, Ford is rumored to offer a 10-speed auto, hugely improving fuel efficiency.
There is also a solid rumor that Ford will be bringing back the IRS, which as you die hard Mustang lovers know, the amazing 2003-2004 Cobras (Terminators) had under the rear.  With some modifying and avoiding overly aggressive driving were pretty solid foundations, and definitely and upgrade from the 99 and 01 Cobras.  That being said, an IRS is a welcome addition to the Mustang family, although it may not be a drag racers dream, they were definitely great handling cars for the ancient chassis they were under.
Definitely keep reading about the new Mustang, I’ve been searching sites like StangTV, Car and Driver, and Edmunds.  There is definitely rumors and info coming our way.  But if you are like me, you are anxious to see what Ford will deliver.  But even the true Mustang enthusiasts know, that love it or hate it initially, we all will love our Mustangs, as they all eventually grow on us.  Thanks for reading.

Halloween Safety for Kids & Teens

Kids love Halloween! They get to dress up and get free candy! What a perfect holiday! Give your kids some precious Halloween memories that they’ll have for life.

Some of you kids already know things that you can do to be safe, like how to cross the street, not to talk to or go with strangers and things like that. But we adults know how exciting Halloween can be and that can make you forget to be careful.

Here’s some tips that we have just for you kids, to help keep you safe on Halloween night! Some of these ideas are called “common sense” ideas, that means that they are things that you should know and use every day in life. You are never too young to learn!

Never, ever go into a strangers house or even ring their door for treats unless your parents are with you and say that it’s okay. There are some people in life that aren’t very nice to kids and you have to be careful. Always make sure that your mom or dad is within sight when you go out trick-or-treating.

Be careful when you cross a street. Make sure to look in both directions and make sure that there are no cars coming. If you have a little brother or sister with you, take their hand and help them get across the street, too. If the street has a stop light, wait until the cross walk light tells you that it’s okay to cross now, but still check before you cross, look both ways.

If you are an older kid or young teen, and going out with friends, make sure that your parents know where you are going and who you are going with. This may seem like a pain but they are your parents and they love you. They just want you to be safe.

If you can drive and are taking a bunch of friends to a party, make sure that you have enough gas to get there. You don’t want to run out on a dark street, all alone, like a bad horror movie!

If you parents give you a curfew, be home when they say. It builds trust between you and them and they are doing it for your own safety. If you are going to be late, call them and let them know.

Vandalism is never cool! Throwing eggs at cars and houses is not cool. Someone has to clean it up and it could be you, if you get caught. You can also be arrested and punished as a juvenile. So, don’t think that it’s fun only if you can get away with it. It’s never the right thing to do! Think about how you would feel if someone did that to your house and how bad it would make you feel.

Hurting animals is never acceptable behavior! Some people use Halloween as an excuse to hurt cats and that is just wrong! Not only is it illegal in most places to hurt or torture animals and punishable by law, you should never hurt a helpless living thing.

Have fun on Halloween but keep it safe, have some good, clean fun and your parents will trust you for many Halloweens to come! Showing them how responsible you can be will give you a feeling of pride and make them see just how adult you really are. Taken from More Halloween safety tips!!!

Five Reasons Why You Still Need A Real Estate Agent (via Forbes)

The proliferation of services that help homebuyers and sellers complete their own real estate transactions is relatively recent, and it may have you wondering whether using a real estate agent is becoming a relic of a bygone era. While doing the work yourself can save you the significant commission rates many real estate agents command, for many, flying solo may not be the way to go–and could end up being more costly than a realtor’s commission in the long run. Buying or selling a home is a major financial (and emotional) undertaking. Find out why you shouldn’t discard the notion of hiring an agent just yet.

1. Better Access/More Convenience

A real estate agent’s full-time job is to act as a liaison between buyers and sellers. This means that he or she will have easy access to all other properties listed by other agents. Both the buyer’s and seller’s agent work full time as real estate agents and they know what needs to be done to get a deal together. For example, if you are looking to buy a home, a real estate agent will track down homes that meet your criteria, get in touch with sellers’ agents and make appointments for you to view the homes. If you are buying on your own, you will have to play this telephone tag yourself. This may be especially difficult if you’re shopping for homes that are for sale by owner.

Similarly, if you are looking to sell your home yourself, you will have to solicit calls from interested parties, answer questions and make appointments. Keep in mind that potential buyers are likely to move on if you tend to be busy or don’t respond quickly enough. Alternatively, you may find yourself making an appointment and rushing home, only to find that no one shows up.

2. Negotiating Is Tricky Business

Many people don’t like the idea of doing a real estate deal through an agent and feel that direct negotiation between buyers and sellers is more transparent and allows the parties to better look after their own best interests. This is probably true–assuming that both the buyer and seller in a given transaction are reasonable people who are able to get along. Unfortunately, this isn’t always an easy relationship.

What if you, as a buyer, like a home but despise its wood-paneled walls, shag carpet and lurid orange kitchen? If you are working with an agent, you can express your contempt for the current owner’s decorating skills and rant about how much it’ll cost you to upgrade the home without insulting the owner. For all you know, the owner’s late mother may have lovingly chosen the décor. Your real estate agent can convey your concerns to the sellers’ agent. Acting as a messenger, the agent may be in a better position to negotiate a discount without ruffling the homeowner’s feathers.

A real estate agent can also play the “bad guy” in a transaction, preventing the bad blood between a buyer and seller that can kill a deal. Keep in mind that a seller can reject a potential buyer’s offer for any reason–including just because they hate his or her guts. An agent can help by speaking for you in tough transactions and smoothing things over to keep them from getting too personal. This can put you in a better position to get the house you want. The same is true for the seller, who can benefit from a hard-nosed real estate agent who will represent their interests without turning off potential buyers who want to niggle about the price.

3. Contracts Can Be Hard To Handle

If you decide to buy or sell a home, the offer to purchase contract is there to protect you and ensure that you are able to back out of the deal if certain conditions aren’t met. For example, if you plan to buy a home with a mortgage but you fail to make financing one of the conditions of the sale–and you aren’t approved for the mortgage–you can lose your deposit on the home and could even be sued by the seller for failing to fulfill your end of the contract.

An experienced real estate agent deals with the same contracts and conditions on a regular basis, and is familiar with which conditions should be used, when they can safely be removed and how to use the contract to protect you, whether you’re buying or selling your home.

4. Real Estate Agents Can’t Lie

Well, OK, actually they can. But because they are licensed professionals there are more repercussions if they do than for a private buyer or seller. If you are working with a licensed real estate agent under an agency agreement, (i.e., a conventional, full-service commission agreement in which the agent agrees to represent you), your agent will be bound by common law (in most states) to a fiduciary relationship. In other words, the agent is bound by license law to act in their clients’ best interest (not his or her own).

In addition, most realtors rely on referrals and repeat business to build the kind of clientèle base they’ll need to survive in the business. This means that doing what’s best for their clients should be as important to them as any individual sale.

Finally, if you do find that your agent has gotten away with lying to you, you will have more avenues for recourse, such as through your agent’s broker, professional association (such as the National Association Of Realtors) or possibly even in court if you can prove that your agent has failed to uphold his fiduciary duties.

When a buyer and seller work together directly, they can (and should) seek legal counsel, but because each is expected to act in his or her best interest, there isn’t much you can do if you find out later that you’ve been duped about multiple offers or the home’s condition. And having a lawyer on retainer any time you want to talk about potentially buying or selling a house could cost far more than an agent’s commissions by the time the transaction is complete.

5. Not Everyone Can Save Money

Many people eschew using a real estate agent to save money, but keep in mind that it is unlikely that both the buyer and seller will reap the benefits of not having to pay commissions. For example, if you are selling your home on your own, you will price it based on the sale prices of other comparable properties in your area. Many of these properties will be sold with the help of an agent. This means that the seller gets the keep the percentage of the home’s sale price that might otherwise be paid to the real estate agent.

However, buyers who are looking to purchase a home sold by owners may also believe they can save some money on the home by not having an agent involved. They might even expect it and make an offer accordingly. However, unless buyer and seller agree to split the savings, they can’t both save the commission.

The Bottom Line

While there are certainly people who are qualified to sell their own homes, taking a quick look at the long list of frequently asked questions on most “for sale by owner” websites suggests the process isn’t as simple as many people assume. And when you get into a difficult situation, it can really pay to have a professional on your side.

There are many benefits of buying. Buying allows you to build long-term equity.  Mortgage interest and property taxes can be deducted on your income tax return.  If your loan is fixed interest, your monthly mortgage payments will remain relatively the same, while landlords may raise your rent. Owning your home offers you a more secure and permanent place for you and your family than renting, and you are in charge of decorations and improvements.  For buying, consider purchasing costs, annual costs (including mortgage payments, insurance, and additional housing fees, lost opportunity costs, and selling costs.

Renting Your House

Renting offers greater mobility.  Since you are not financially tied to your home, it is much easier to relocate.  You may not be able to sell your home the first few years after you purchase it, while renting allows for you to move with minimal complication.  Consider how long you plan to stay in an area or in your home.

Maintenance costs

When renting, landlords are responsible for maintaining the property and for housing repairs.  When you own a home, you are responsible for all upkeep of your house.  For renting, you should consider your initial costs, such as your security deposit, your annual costs, such as rent and renters insurance, as well as lost opportunity costs, and leaving your rental.  It is also important to note how fast rent rates are rising in your area. Asbury United Methodist Church will be holding their annual Great Pumpkin Patch

Asbury United Methodist Church will be holding their annual Great Pumpkin Patch through Oct. 29. The Patch will be open from 9:30 a.m. to 7 p.m. Monday through Saturday and from 11:30 a.m. until 7 p.m. on Sundays. A decorated photo area will be available for visitors and the community is welcome to just come browse. Prices range according to size from $1 up to $30 for a super-sized pumpkin. The Patch is held to raise funds for Asbury’s free Fall Harvest held Oct. 19 from 10 a.m. to 4 p.m. Group storytime in the Patch can be arranged by calling 992-7501 to schedule. Asbury UMC is located on the corner of Staples and Yorktown at 7501 S. Staples.
